We've all seen the news and articles: it's a sellers market and there's never been a better time to sell! Now that you've decided to list your home, you've likely started thinking about what you can do to ensure that your home catches the eye of would-be buyers and fetches you top dollar.

Here's a list of updates you should consider making that will give you the most bang for your buck and help you turn heads:

  1. Light landscaping: add some brightly colored flowers to your flower beds or in pots by your front door. Clean up the edges of your lawn and prune the hedges. Cost: $50-$250
  2. Liven up your entryway: dust off the cobwebs, clean the windows, shine the doorknob and put out a new, clean door mat. Cost: $25
  3. Fresh paint: the right color of white paint goes a long way with brightening rooms, making them feel larger. If your kitchen or bathroom cabinets have seen better days, a couple of coats of semi-gloss paint can help them bounce back without too much expense. The smell of fresh paint also conveys that your home is clean and fresh. Cost: $60-$250 to DIY or a few thousand to have painters do the painting.
  4. De-personalize: don't distract potential buyers with your family photos, posters, mementos and collectibles. Instead, help them envision themselves living in the home by keeping the focus squarely on the house itself - its layout, charm and character, the big picture windows, wonderful fireplace, etc. Cost: $0 to do it yourself or a few thousand to have movers or a professional organizer help speed things along.
  5. Clean and fix: if you'll be living in the house while its being sold, the challenge may lie in keeping the house neat and tidy between showings, but it's definitely worth the investment to hire a cleaning company to get the home spic and span before a weekend of open houses. A cleaning company would be able to help with a deep clean of the kitchen, bathroom, carpets and more. Another good investment would be to hire a handyman to make small fixes around the house. Cost: $500 or more
