  1. Hard working realtor — realtors are not all the same! As such, it's important you work with one whom you feel comfortable with, because you may be working closely together for a while. That person should also be diligent, trustworthy, responsive and a strong negotiator.
  2. Reputable mortgage lender — your team would not be complete without a great lender. You'll likely have many questions through the process of applying for a loan, so your lending team should not only be patient, but knowledgeable, helpful, and very communicative. A great lender also works well with your realtor to present a united front and to make the best impression on your behalf, with the seller and listing agent. Realtors know that sometimes a sale can be delayed or go sideways because of a lender that becomes non-responsive or springs (unwelcome) surprises halfway through the escrow process. That's the last thing we want, so nip that possibility in the bud by working with a local, reputable lender that takes his or her responsibility to you very seriously.
  3. Home inspection professionals — it's important that you fully understand the condition of the home you're buying and you won't be able to do that without the help of experienced home inspection professionals. Typically, I recommend my clients start with a general home inspection, termite inspection, and a sewer inspection if you're buying a single-family home, with additional inspections (pool, fireplace roof) as needed. A quality home inspection report will be thorough and present all the information you need, both big and small, to help you make a well-informed decision on how to best proceed on the home purchase.
